INITIAL SITUATION:
An existing client (a property developer) wanted to embark on a new adventure with us: a new boutique hotel — or more precisely, 15 fully automated boutique apartments.
RESULT:
With over 80% occupancy from the very first month until today, and all of that without any social media or performance campaigns. We can launch such campaigns at any time should bookings decline — which has not been necessary so far.
KARL & ANTON
Thoughtfully crafted — with a touch of charm
After several meetings, we were able to convince our clients to collaborate with us on this project as well. It quickly became clear that we wanted to make the uniqueness of the rooms the project’s core USP.
The name “Karl & Anton” is inspired by the micro-location. We discovered that the project is situated directly between Erzherzog-Karl-Straße and Anton-Sattler-Straße — two legendary Viennese personalities who could not be more different. Both the client and our team immediately agreed that this name was the perfect fit.
The result: 15 individually designed rooms, each inspired by the unmistakable Viennese charm — from Franz Josef and Sisi to Naschmarkt and Melange — with something for every taste. Perfect for the target audience, including professionals working in the nearby UNO City.
The location directly by the water is more than worth highlighting and is represented in the logo alongside the Vienna skyline — all hand-drawn in-house. Special focus was placed on the fully automated booking and check-in system; Karl & Anton operates entirely without on-site staff. We managed to streamline the entire guest journey into four simple steps (including “Enjoy”). Bookings run via Booking.com, and we can implement a full direct-booking solution with the required software at any time.
To offer guests an extra treat, we also created a small booklet — a compact tourist guide in true Karl & Anton style — featuring a curated selection of Vienna’s best cafés and attractions.
